Ideally situated in a relatively quiet area, well away from noisy traffic. Medium sized, friendly, well run, well organised centrally located budget priced guesthouse. I stayed the one night in an ample sized basic single bedded room with tiny balcony. This ensuite no-frills, clean, basic fan room provided me with the basic requirements, hot water shower, ample sized shelves on which to place items, storage drawers, chair desk. Ideal for the budget traveller or backpacker. Power socket near bed. Hooks, etc. I'd certainly consider staying here again 😊.

Operator May is hospitable, helpful and adorable. A basic breakfast and tourist information is available. On your doorstep are massages, tailors, laundry services, a barber. Within a couple minutes' walk is a plethora of cafés, restaurants, pubs, 7-11s, local markets, other shops and services. The Sunday walking market starts just a couple of streets away. The local landmark of Tha Phae Gate is also very close - makes it easy for taxi / tuk-tuk transport. Ground floor common area. Accommodation has after hours card-swipe security.

Located just within the old city wall/moat, Ban Wiang is only a quarter hour by taxi from Chiang Mai airport. The triple room + double room we booked (for 9 nights) were large, airy and very comfortable. The lady owner checked us in efficiently without delay. All my requests and enquiries were answered accurately, thoughtfully and after through checking. I dare say (and I DO NOT say this lightly) that the lady boss epitomizes Thai culture!

Teck

Very good location in quiet backstreet of old town, just a few minutes' walk from the Tha Phae (eastern) old city gateway, if trying to work out which colour bus route to take from airport (i took the green bus to the gateway, then google maps using name of guest house). Nice lady who speaks English running the guesthouse. Room good value for £14 with most things needed. Good hot water and towels. Fridge (though i didn't need it).

Overall attentiveness and kindness from the owner and staff in dealing with my requirements. Arranging taxis, bus trips, motorbike hire, guided tours etc were competently managed by the kindly owner who speaks excellent English. Location in the old city is ideal for visiting all points of interest and services Chiangmai can offer. I never regret my stay here. Absolutely no hassles whatsoever.
